What roof treatment actually is
Roof treatment is a chemical kill treatment, not a wash. We apply a diluted sodium hypochlorite solution at the correct strength for your roof material, which penetrates moss, lichen and gloeocapsa magma (the black algae behind those grey-black streaks) and kills the organism at the root — including the spores sitting in the tile surface that you can't see.
How it's different from roof cleaning
Roof cleaning is a physical, low-pressure wash that gives you an immediate visual result — the roof looks clean the day we leave. Roof treatment is chemical and biological. The roof can still look patchy or grey on the day of application because the moss and lichen are dead, not removed. Rain, wind and UV do the physical removal over the following weeks.
Why we don't pressure wash for this
High-pressure washing strips the granule coating off concrete tiles and can crack aged terracotta, and it does nothing about the spores embedded below the surface — moss comes back within a year. A soft-wash chemical application leaves the tile surface intact and gets to the root of the growth, which is why it lasts years longer than a pressure clean.
What happens after application
Within a few days the moss and lichen start turning brown or grey as they die off. Over the next 6 to 12 weeks, wind, rain and sun break down the dead material and it washes off the roof naturally. By the 3-month mark most roofs are visibly clear, with the heaviest growth areas taking a little longer.
Why sodium hypochlorite, and why dilution matters
Sodium hypochlorite is the industry-standard biocide for roof moss and algae because it kills spores as well as visible growth, unlike surface detergents. Getting the mix ratio right matters — too weak and it won't kill the root system, too strong and it can bleach Colorbond paintwork or degrade sealants. We mix to the roof material and growth severity, not a one-size-fits-all rate.

Roofing manufacturers including BlueScope (Colorbond) and major tile makers have documented cleaning and treatment guidelines, and using the wrong chemical concentration or method can void your roof warranty. How long it lasts
A correctly applied roof treatment stops regrowth for 2 to 4 years, depending on your roof's aspect, shade cover and local microclimate. South-facing and heavily shaded roofs in leafy suburbs like Mount Nebo or the western hills will sit at the shorter end; sun-exposed roofs can go the full 4 years before treatment is needed again.
